Opus Land has exchanged contracts with Warwick District Council on a prime 5 acre site on Gallows Hill, in a move which will make way for the relocation of local BMW retailer Rybrook Warwick to a new flagship purpose-built BMW Centre and the development of a 100 bedroom budget hotel.

The site located next to Warwick Technology Park, has already been granted planning permission for the scheme, which will bring further investment and jobs to an area which is already home to IBM UK, Siemens ITCL and the National Grid.

Opus Land, the West Midlands based property developer will be carrying out the development of both sites, which are part of a larger project which will see the development of a Community Stadium, new schools and more than 1000 homes.

The plans for the brand new Rybrook Warwick BMW Centre, which is relocating from it’s current Heathcote Lane dealership to this new “super site”, include a brand new state of the art workshop with increased MOT and servicing facilities, office space, staff facilities, spacious indoor showroom facilities to showcase the latest BMW products, extensive outdoor car display area  and customer parking. The new 100-bed hotel next to the Rybrook Warwick BMW Centre will be developed over four storeys with a café and bar on the ground floor.

Sustainability and social responsibility had a heavy influence in the site plans throughout, with Opus Land creating best in class developments integrating sustainable technologies and renewables where possible.

Construction is due to start on site when the infrastructure serving the wider site is complete, which is expected to be by the end of the year.

Warwick District Council’s Portfolio Holder for Development Councillor John Cooke commented, “This is a key milestone in our future plans for the development of this area, and is important for the creation of new jobs and to instill the confidence we need to rekindle our local economy. This scheme will and also make a significant contribution to the wider Community Stadium project with long term benefits for the whole district. “

Richard Smith, Managing Director at Opus Land commented, “Following a long standing relationship with Rybrook going back many years, I am delighted that Opus Land are now developing their new BMW dealership and furthermore that work will start on site to deliver this facility in January 2021.”

Chris Page, Group Property Director at Rybrook commented, “Rybrook has been looking to relocate the Warwick BMW Centre for some time but needed to secure the right location for our future business needs. We look forward to progressing this project with Opus Land.”

“As a business we are keen to invest in the BMW brand and its associated values of customer satisfaction and vehicle innovations. The expansion to a new larger facility for BMW Warwick complements the expanding BMW portfolio and range of customer facilities required.”
